Merry Christmas and Happy New Year!

As I begin this last Blog of 2013, I have a huge grin on my face.  Boy, being so blessed to live and work in these "storybook mountains" is something I will never take for granted.   We live south of Franklin in what my husband, Danny calls "The Metropolis of Otto".  As I drive north up Hwy. 441 each day, I am in awe at all there is to see on my short northern journey.  To my right is gorgeous Clark's Chapel, to my left is Albert Mountain.  When I reach the 441 Bypass Intersection and look to the west....I see Wayah Bald and to the north are Cowee Mountains.  There's not a bad seat in the house.

One of the most anticipated holiday events, this 1¼ hour round-trip excursion comes to life as the train departs the Bryson City, NC depot for a journey through the quiet wilderness for a special visit at the North Pole.  Guests on board will enjoy hot cocoa and a special treat.  Children’s faces reflect the magic of the season when the train arrives at the “North Pole” to find Santa Claus waiting. Santa will board THE POLAR EXPRESS, greeting each child and presenting them with a special gift - their own silver sleigh bell - just as in the Polar Express story. Christmas carols will be sung as they return back to the Bryson City Depot. The Turkeys are coming---The Turkeys are coming!

No, these wild turkeys are not destined for a Thanksgiving dinner.  They are permanent residents of Brookstone Vistas, a gorgeous development in Patton Valley and a designated wildlife sanctuary area.  Behind the Gobblers is the entrance to the neighborhood; Notice the picturesque old barn in the background. This could be a Franklin postcard!  Yes, we are blessed with so much beauty and peace.....I pinch myself often to make sure it's real. 

So much to be thankful for, may I never take my surroundings for granted. Happy Thanksgiving to each and every one of you.  Your continued friendship and support is so greatly appreciated.

Franklin and Otto Market Update

Summer and Fall home sales in our area continue to climb as 254 homes were sold by Realtors from June 1, 2013 through today.  2012 home sales for the same time frame were 198, equating to a 28.3% increase in the number of homes sold in 2013.   With interest rates still low and hovering around 4.25% for a 30-year fixed rate mortage, our prediction is that 2014 will be a banner year.   Home prices are leveling out and we are seeing multiple offers on some of the better priced homes----this has not happened in years!

When are the Fall Colors at their Peak?

Great Smoky Mountain National Park

Every year it's the $1,000,000 question.  According to Kathy Mathews, biology professor at Western Carolina University, regular sunlight and less rain in Septemer will enable leaves to produce high levels of sugar, which enhances their color as the weather turns.

17th Annual Pumpkinfest 

Now in its 17th year, Pumpkinfest in Franklin, NC has grown to be one of the most popular events in Western North Carolina. Historic Downtown Franklin is transformed into a giant playground full of activities to be enjoyed by all ages.  Mark your calendar for Saturday, October 26, 2013 - this year's Pumpkinfest date.

The highlight for many festival goers is the opportunity to participate in Franklin's World Famous Pumpkin Roll. Hundreds vie each year for the $100 top prize for rolling their pumpkin the farthest. There will be a limited supply of pumpkins for sale downtown or bring your own.

 

Other activities include a wide variety of live entertainment including great music and roving street performers including a fire eater/spinner. The Kids Zone has also been expanded this year to include inflatables, lots of games for all ages and much more. You can also participate in many different contests from best costume to eating pumpkin pie, a screaming contest and more. Plus, there are dozens of arts & crafts booths, great festival food and great shopping in downtown Franklin.

 Trick or Treating --- Mountain Style!

Halloween in the Park is an annual event in Franklin held at the Macon County Recreation Park on October 31, 2013, 5:30-7:30 pm. 

It's Trick or Treating with a different twist.  Instead of going door to door (which can be tricky in the Mountains), children and adults don their scariest/funniest/most creative cosumes and visit the Recreation Park where Local Vendors have set up booths and give away treats.  Last year there were in excess of 1000 folks that attended.   The kids love it!

Franklin and Otto Home Sales up by 33.21%

Yes, you're reading correctly!  The number of home sales in our area has risen 33.21% over the same time period in 2012.  In 2013 YTD, 353 homes have sold compared to 265 in 2012.  The hottest price range this year is $100,000-$120,000 with 47 homes sold.  Why?  Homes prices are low and interest rates have gone up by 1% or more in the last few months.   If you've been sitting on the fence waiting for prices to go lower, don't.  They have leveled off.  With interest rates moving up, now is the time to purchase that vacation home or primary residence you've been thinking about.

This annual event is always a show-stopper.  It runs from May 10th through 12th. 2013 Year to Date home sales through Realtors is 116 versus 97 in 2012.  It represents a 19.58% increase in the number of homes sold.  The average selling price in 2013 is $125,826 versus $116,731 in 2012.  There are currently 648 homes on the market in Franklin and Otto.

Franklin and Otto, NC March 2013 Market Update

They are everywhere!

I love this time of year!   This group of hikers is a typical sighting in the Franklin area every spring.   They come from all over the world to hike the Appalachian Trail.   Their resilience and determination is amazing.  The other day it was pouring down rain and I gave a lift to three hikers who were near Wallace Gap west of Franklin.   Completely drenched and very cold, my warm vehicle was a welcome mat for these wonderful folks.  In our 10 minute ride to the Budget Inn in Franklin,  (a popular stopping point for hikers) I learned that they were from New Hampshire.   Seth, 28, Mariam, 27, and Hilda, 60.  Yup...what an inspiration Hilda was.  Interestingly, she told me that she has already had supply packages sent ahead to some local Post Offices located close to the Trail for pick-up "enroute".  Wow...I learned very, very quickly how important the post office is to these through hikers.  When asked how much time they had before returning to New Hampshire, they said "We have appointments in 6 months"!  

Enjoy  the  many hiking trails in the mountains surrounding Franklin, NC. You don't have to spend six months on the trail to enjoy this activity.  The Franklin and Otto area abounds with picturesque day hikes of all lengths and skill levels. You'll discover nature at its best including hundreds of species of wildflowers, hidden waterfalls, and wildlife.

The signs are very, very good:   Bruce and Sarah were in my office on Friday with the Franklin/Otto Real Estate Magazine, the Buyer's Guide, in hand.  They had their list of homes to print out so they could see which ones tweaked their fancy.  There were 18 in all and when I pulled them up on my computer, 5 were already Under Contract.  "Holy Cow!  Really" they said?  Yes, it's true.  We are busy and for the first time in over 5 years, there have even been multiple offers on homes.  These homes were priced for the market, buyers saw the value and jumped in. 

Year to Date home sales in 2013 through realtors is 102 versus 76 in 2012.  It represents a 34.2% increase in the number of homes sold.  Average selling price in 2013 is $122,370 versus $121,888 in 2012.
