Testimonials

I can not say enough how fantastic my house selling experience was with Kathy. From start to finish of the process Kathy made me feel like selling my house was her number one priority. I was continuously kept informed and expertly guided through the process. My house was under contract after only two months on the market and I received the profit that I needed from the sale. I highly recommended that you use Kathy’s skills to help you sell your home because you will never find a better real estate broker. Dale Carmichael
It was a pleasure working with Kathy as my realtor. It was a painless transaction that made a good impression of your realty group. Kathy found a buyer in no time at all and then took care of all the small details to make the sale a success. She got the price I was asking for and the paperwork was easy. I would recommend Bald Head Realty and you, Kathy, to any and all people wanting to buy or sell property in the Franklin area. Phil Hembree
We want to thank you for making the purchase of our new home such an easy process. We especially appreciated your quick response to our questions and honest opinions for our "one-off" purchase questions. Larry and Jan Byrd
We and another couple jointly owned 15 undeveloped acres on Glenview Lane just outside of Franklin, NC. When we decided to sell we knew it would be a challenge due to the abundance of undeveloped property on the market in that area. Sure enough, it did take a while, but Kathy never gave up on it. She kept at it until it eventually sold and we even got our full asking price. The moral of this story is, if you need to buy or sell property in the beautiful mountains of North Carolina, you can't go wrong with Kathy at Bald Head Realty. Mike and Margaret Stewart
We have used the services of Kathy Clifton to help us with real estate transactions several times over the years. She works hard, does her job very well, and has been dependable and honest with us. Oh, I almost forgot, she's also a great person! Tom and Janet Hill

Franklin and Otto, NC 2013 Fall Market Update

When are the Fall Colors at their Peak?

Great Smoky Mountain National Park

Every year it's the $1,000,000 question.  According to Kathy Mathews, biology professor at Western Carolina University, regular sunlight and less rain in Septemer will enable leaves to produce high levels of sugar, which enhances their color as the weather turns.

Click here for up to date info provided by the US Forest Service on the progression of colors as they begin changing in this area.   Make your plans to take advantage of the gorgeous shades of orange, red and yellow as they splash across Macon County.

Halloween in the Park Franklin NC

Halloween in the Park is an annual event in Franklin held at the Macon County Recreation Park on October 31, 2013, 5:30-7:30 pm.

It's Trick or Treating with a different twist.  Instead of going door to door (which can be tricky in the Mountains), children and adults don their scariest/funniest/most creative cosumes and visit the Recreation Park where Local Vendors have set up booths and give away treats.  Last year there were in excess of 1000 folks that attended.   The kids love it!

Yes, you're reading correctly!  The number of home sales in our area has risen 33.21% over the same time period in 2012.  In 2013 YTD, 353 homes have sold compared to 265 in 2012.  The hottest price range this year is $100,000-$120,000 with 47 homes sold.  Why?  Homes prices are low and interest rates have gone up by 1% or more in the last few months.   If you've been sitting on the fence waiting for prices to go lower, don't.  They have leveled off.  With interest rates moving up, now is the time to purchase that vacation home or primary residence you've been thinking about.

Visit my website and check out the current inventory, there are still many good deals out there.

Franklin and Otto, NC March 2013 Market Update

They are everywhere!

I love this time of year!   This group of hikers is a typical sighting in the Franklin area every spring.   They come from all over the world to hike the Appalachian Trail.   Their resilience and determination is amazing.  The other day it was pouring down rain and I gave a lift to three hikers who were near Wallace Gap west of Franklin.   Completely drenched and very cold, my warm vehicle was a welcome mat for these wonderful folks.  In our 10 minute ride to the Budget Inn in Franklin,  (a popular stopping point for hikers) I learned that they were from New Hampshire.   Seth, 28, Mariam, 27, and Hilda, 60.  Yup...what an inspiration Hilda was.  Interestingly, she told me that she has already had supply packages sent ahead to some local Post Offices located close to the Trail for pick-up "enroute".  Wow...I learned very, very quickly how important the post office is to these through hikers.  When asked how much time they had before returning to New Hampshire, they said "We have appointments in 6 months"!

Enjoy  the  many hiking trails in the mountains surrounding Franklin, NC. You don't have to spend six months on the trail to enjoy this activity.  The Franklin and Otto area abounds with picturesque day hikes of all lengths and skill levels. You'll discover nature at its best including hundreds of species of wildflowers, hidden waterfalls, and wildlife.

Franklin and Otto, NC March  2013 Market Update

The signs are very, very good:   Bruce and Sarah were in my office on Friday with the Franklin/Otto Real Estate Magazine, the Buyer's Guide, in hand.  They had their list of homes to print out so they could see which ones tweaked their fancy.  There were 18 in all and when I pulled them up on my computer, 5 were already Under Contract.  "Holy Cow!  Really" they said?  Yes, it's true.  We are busy and for the first time in over 5 years, there have even been multiple offers on homes.  These homes were priced for the market, buyers saw the value and jumped in.

Year to Date home sales in 2013 through realtors is 102 versus 76 in 2012.  It represents a 34.2% increase in the number of homes sold.  Average selling price in 2013 is $122,370 versus $121,888 in 2012.

More good news to come!

Enjoy this gorgeous spring weather.  I look forward to seeing you in the Mountains soon!

Franklin and Otto NC August 2012 Real Estate Update

Franklin and Otto, NC Market Update

August 20, 2012

It's been a very busy summer for the Franklin and Otto, NC Real Estate Market and here are the latest Market Stats.

From June 1, 2012 thru July 12, 2012, 33 homes were sold in Franklin and Otto.  Let's fast forward from July 13, 2012 thru August 19, 2012, 45 homes have sold.   Average sales price was $117,451 as compared to the  previous period of $91,327.  31 of the homes were stick built, 10 were manufactured homes and 4 were condo/townhomes.   4 of the sales were foreclosures as compared to 6 from the prior report.  The foreclosure inventory has dwindled and that's a prime reason why the average sales  price has increased.

Looking for a Party?  You've come to the Right Place!

Venture Local hosted their second Street Fest event this past Friday evening, August 17th.   Set in downtown Franklin, the shops were open for business, there were 4 live bands and a BIG TIME was had by all.  It was a great way to attract locals and visitors to Franklin's quaint Downtown area for some shopping, food, fun and entertainment.  The weather was perfect and the streets were flooded with excitement!  Kristin and Anna Green loved the Face Painting!   John Becker - Bald Head's Band in the Background.   They Rocked the House!

Kristin and Anna Green love the face painting at Street Fest!

As if that wasn't enough --- The "Rumble", Franklin's first Motorcycle Rally  was held August 17, 18, and 19.  The Smokey Mountains is a haven for Motorcycle enthusiasts and this fun "happening" was a great way to show off what our area has to offer.   Over 2000 Attendees enjoyed food, music, vendors and an opportunity to meet new friends and "hang out" with fellow bikers.   There were folks from Florida, Georgia, Tennessee, South Carolina and lots of North Carolinians that enjoyed the festivities.
