Thank you for visiting today. If this is your first visit, take your time and look around. I have plenty of information and resources available to you. If you are a return visitor, thank you. I would love to hear from you and tell you how I can serve all your real estate needs.

Kathy Clifton did an outstanding job marketing our home in Watauga Vista.  She was professional and very knowledgeable about what we needed to do to sell it.  We followed her directions and the results turned out perfectly.
Without a doubt, we would certainly give her any property we have to sell.  I encourage anyone who may be ready to sell to contact Kathy.  You will be very pleased, I promise you that.
Van and Patsy Capps
When we decided it was time to sell our Franklin, NC, vacation home, we contacted Kathy Clifton because of the recommendation of good friends who had used her as their realtor. We were very pleased!  Kathy was friendly, knowledgeable, helpful and always willing to answer questions. She worked diligently to get us a good offer (3, in fact) and was tireless in her efforts to get ‘the deal’ to close quickly. (The listing, sale, and closing all took place within a month’s time!). We gladly recommend Kathy Clifton to anyone searching for a dedicated realtor.
Ann and Jim Smith
Wow, our property was on the market for two days, we had five offers, and it was sold the second day. Kathy and her team made this happen. Everyone was very professional, friendly, and knowledgeable throughout the listing selling, and closing process. If we had more property to sell, we would want Kathy as our realtor again.  We had a wonderful experience.  Tim and Lydia
Just recently Kathy sold our property on Frazier Road.  We were very pleased with her honesty and hard work  in selling this property. We  will have Kathy sell our home as soon as we are ready. She is very trustful and we realize how hard she worked for us.
Ken and Kay Danzig
Kathy impressed us from the very start of our journey to sell our house. Having done her homework on our place, she showed up on day one with a definite plan for the marketing and sale of our home. She listened to our goals and concerns, gave her professional opinion, and together we moved forward. She was accessible to us at all times, and gave ready feedback to questions. She got us a great price and enabled us to move forward to the next phase of our lives. Thanks, Kathy! Rixey Wilcher

Otto and Franklin NC Real Estate Blog by Kathy Clifton: Franklin NC Properties for Sale

Franklin and Otto 2013 Christmas and New Year Update

Merry Christmas and Happy New Year!

As I begin this last Blog of 2013, I have a huge grin on my face.  Boy, being so blessed to live and work in these "storybook mountains" is something I will never take for granted.   We live south of Franklin in what my husband, Danny calls "The Metropolis of Otto".  As I drive north up Hwy. 441 each day, I am in awe at all there is to see on my short northern journey.  To my right is gorgeous Clark's Chapel, to my left is Albert Mountain.  When I reach the 441 Bypass Intersection and look to the west....I see Wayah Bald and to the north are Cowee Mountains.  There's not a bad seat in the house.

The Great Polar Express in Bryson City

Map data ©2013 Google

One of the most anticipated holiday events, this 1¼ hour round-trip excursion comes to life as the train departs the Bryson City, NC depot for a journey through the quiet wilderness for a special visit at the North Pole.  Guests on board will enjoy hot cocoa and a special treat.  Children’s faces reflect the magic of the season when the train arrives at the “North Pole” to find Santa Claus waiting. Santa will board THE POLAR EXPRESS, greeting each child and presenting them with a special gift - their own silver sleigh bell - just as in the Polar Express story. Christmas carols will be sung as they return back to the Bryson City Depot. THE POLAR EXPRESS begins November 8th and operates through December 29th.  For details and hours of operation go here:  Polar Express Info

Franklin and Otto, NC 2013 Thanksgiving Market Update

The Turkeys are coming---The Turkeys are coming!

No, these wild turkeys are not destined for a Thanksgiving dinner.  They are permanent residents of Brookstone Vistas, a gorgeous development in Patton Valley and a designated wildlife sanctuary area.  Behind the Gobblers is the entrance to the neighborhood; Notice the picturesque old barn in the background. This could be a Franklin postcard!  Yes, we are blessed with so much beauty and peace.....I pinch myself often to make sure it's real.

So much to be thankful for, may I never take my surroundings for granted. Happy Thanksgiving to each and every one of you.  Your continued friendship and support is so greatly appreciated.

Happy Thanksgiving from Kathy Clifton

Franklin and Otto Market Update

Summer and Fall home sales in our area continue to climb as 254 homes were sold by Realtors from June 1, 2013 through today.  2012 home sales for the same time frame were 198, equating to a 28.3% increase in the number of homes sold in 2013.   With interest rates still low and hovering around 4.25% for a 30-year fixed rate mortage, our prediction is that 2014 will be a banner year.   Home prices are leveling out and we are seeing multiple offers on some of the better priced homes----this has not happened in years!

Franklin and Otto, NC 2013 Fall Market Update

When are the Fall Colors at their Peak?

Great Smoky Mountain National Park

Every year it's the $1,000,000 question.  According to Kathy Mathews, biology professor at Western Carolina University, regular sunlight and less rain in Septemer will enable leaves to produce high levels of sugar, which enhances their color as the weather turns.

Click here for up to date info provided by the US Forest Service on the progression of colors as they begin changing in this area.   Make your plans to take advantage of the gorgeous shades of orange, red and yellow as they splash across Macon County.

Trick or Treating --- Mountain Style!

Halloween in the Park Franklin NC

Halloween in the Park is an annual event in Franklin held at the Macon County Recreation Park on October 31, 2013, 5:30-7:30 pm.

It's Trick or Treating with a different twist.  Instead of going door to door (which can be tricky in the Mountains), children and adults don their scariest/funniest/most creative cosumes and visit the Recreation Park where Local Vendors have set up booths and give away treats.  Last year there were in excess of 1000 folks that attended.   The kids love it!

Franklin and Otto Home Sales up by 33.21%

Yes, you're reading correctly!  The number of home sales in our area has risen 33.21% over the same time period in 2012.  In 2013 YTD, 353 homes have sold compared to 265 in 2012.  The hottest price range this year is $100,000-$120,000 with 47 homes sold.  Why?  Homes prices are low and interest rates have gone up by 1% or more in the last few months.   If you've been sitting on the fence waiting for prices to go lower, don't.  They have leveled off.  With interest rates moving up, now is the time to purchase that vacation home or primary residence you've been thinking about.

Visit my website and check out the current inventory, there are still many good deals out there.

The Hills are Alive with the Sound of Home Sales

Franklin and Otto NC Home Sales

Yes, Julie Andrews is Singing and Dancing for joy with the rebound of Home Sales in Franklin and Otto, NC.

I have been a full-time realtor in these gorgeous Mountains for 13 years and this is the busiest time I can recall!  The closing attorneys, home inspectors, mortgage folks and anyone in a related field have been running wide open since May!   Primary home buyers are seeing interest rates inch up from all time lows and are moving to buy while rates are still attractive.

I am also seeing second-home buyers taking profits from appreciated investment portfolios to secure another great investment - a home in the beautiful NC mountains.

Franklin and Otto Homes Sales

In 2012, from January 1st thru August 14th, 192 homes were sold.  Compare that to the 2013 figures of 281 homes sold for the same time period...HOLY COW, that's a 46.3% increase!  The combination of lower prices AND lower rates has produced some major activity.  Home prices have stabilized as well---a very, very good sign.   All in all, Julie Andrews has plenty of reason to sing!
