We sold my mom's house from out of state. Kathy made the process so easy and seamless from beginning to end. Kathy is very knowledgeable and was in constant contact with us. We could not have done it without her! Karen B.
Paul and I were very happy to meet and choose Kathy as our agent. Kathy was always kind and professional. She kept us informed and up to date on all the steps of the sale. She went the second mile to help our home sale. Her team was also very helpful. We feel we've made new friends. A big thank you to Kathy Clifton and her team! Anna and Paul Orlow
Recently we sold our home in Franklin, NC thru Bald Head Realty. Our agent was Kathy Clifton and the service we received from Kathy and her assistant, Beth Crutcher, was outstanding. Every time the house was shown we received a phone call ahead of time and afterwards they contacted us with a follow up report. During the sales process we were kept informed. When we were out of town, Kathy would visit our home to make sure that everything was in working order and continued to show well. We can't say enough good things about these two and the service that they provided. Kathy and Beth, thank you again for the efficient way that you handled the sale of our home. Gerald and Lavonne Winsett
Kathy Clifton met with my mother and I a year ago. She was very kind and helpful with information even though were were not ready to sell at that time. When we did decide it was time to sell, we went back to her. She helped us every step of the way. With her experience, we were able to get great pictures and to price the house accurately. It went live on the website on Friday and she had done such a good job, we had 4 offers over the weekend and signed a contract on Monday for more than the listing price. Kathy walked us through this process every step of the way. She is friendly and professional. I have talked about her and this experience many times with friends and highly recommend her to anyone wanting to sell or buy a property. Linda Brown
Kathy is one of the best realtors around. She is very professional, compassionate and patient. I enjoyed working with her and would highly recommend her. She is a hard worker and knows her stuff. Thank you for everything, Kathy! James Clark

Happy Holidays from Kathy Clifton

The air is getting cooler, the days shorter and the nights longer.
No longer do we have our morning coffee on our deck or porch without a sweater (and maybe some fuzzy slippers).

First on the Calendar -  Thanksgiving!
First Question:

I am thankful for all of these; plus so much more.  There is always, always, always something to be thankful for.
At the top of my list is each of you - and your continued support and friendship.
Each day when I talk to you or email you, I am reminded of that blessing.

So on this Thanksgiving,
I wish you the delicious smell of turkey, the scrumptious taste of pie, the company and love of family and friends.
Yes - You can have a second piece of pumpkin pie.  It's okay!

I am also thankful for the wonderful mountain town that I live and work in.
This time of year provides a multitude of reasons.
As we have said many times,
THERE IS NOTHING LIKE A MOUNTAIN CHRISTMAS and this one is no exception.

The holidays are a special time in Franklin.
  Historic Downtown Franklin's
WINTER WONDERLAND is a wonderful family event.
Enjoy music, free wagon and pony rides, refreshments, great downtown merchant sales and more!
This year's dates are November 26 and December 3, 5-8 p.m.
Don't miss the the
Christmas Parade on November 27 at 3:00 p.m.

It really shines at this time of year with wonderful music and shows for the entire family.
Always popular: The Nutcracker:  December 16 at 7:30 p.m. and December 17 at 2:30 and 7:30 p.m.
Kids will love the Polar Express Pajama Party on December 1.  $5 tickets are sold at the door.  Performance at 7:00; Santa arrives at 6:30.
Click on the link above for all of the holiday offerings.

After the parties, shopping and cooking, it's always great to come home ....

These are two beauties.

I wish you a joyous holiday season and a new year filled with peace, good health and happiness.
We'll talk again in 2017!

Autumn Greetings from Kathy Clifton

I admit that I've waffled a bit in the past about my favorite mountain season.
I'm finally, almost, kind of, ready to admit that this is it!

With Fall officially less than a week old (Autumnal Equinox was 9/22/16),  we are settling in for a wonderful few months of  this amazing season.
The hills and mountains that rise above Franklin are a quilt of color.
Visitors and locals alike tour the country roads to drink in the dazzling views.
Thoughts turn to the holidays and, unbelievably, that another year is fast coming to an end.

Of course fall is about pumpkins ( and we'll get there eventually), but we're going to take a minute to celebrate and  give a little love to the humble apple.
They are at their best during these fall months and orchards are welcoming visitors.

Barber's is a favorite and although it's a little drive toward Waynesville, it's worth the ride.
And people DO drive from many miles around for their famous cider, apple fritters, donuts and other bakery goodies.
You can also pick your own.  Great way to spend a day.

What's your pleasure?  Apple pie or apple crisp?  Baked apples? Apple bread?
Here's one of my favorites.  Click to open the recipe.

And while we're talking about apples, here's a little question for you:  How many varieties of apples are grown in the U.S.?
Go ahead and make a guess.  The answer is at the bottom of the newsletter.

Uh-Oh.  Here comes another question! What is the largest pumpkin (by weight) ever grown in the U.S?
Answer also at the bottom!

And now the easiest question:  If it's October in Franklin, it's time for ?????

This year's 20th Annual will take place on October 22nd.
Sign up early for the World Famous Pumpkin Roll.
Join in the Costume Parade and Pumpkin Pie Eating Contest.
Enjoy great food, mountain arts and crafts and entertainment.
Click on the Pumpkinfest link above for more info on this premiere family event.

Of  course you need a few more things to do.
"Discover Franklin" will keep you plugged in to everything that's going on in Franklin.
Get out and explore!

It's been a busy summer season and we look forward to it continuing into the fall.
After all, the leaf lookers are certainly here to look at more than leaves.
418 homes have sold in 2016 versus 375 for the same period last year - that's an increase of 11.5%
The average closed price remained about the same year to year at about $132,000.
There are currently 646  homes on the market in our area - 107 of those are under contract.

Hope you enjoyed the "news and views" from Franklin and Otto.
I'll be back before the holidays with another edition.
Wherever you are, enjoy your fall season and stop by when you're in our neighborhood.
And of course, thanks for your friendship and business.

** KATHY **

2,500 apple varieties grown in the U.S. (7,500 throughout the world)
2,032 pounds, grown in California for 105 days.

Holiday Greetings from Kathy Clifton

Hello Everyone!

"It's the most wonderful time of the year...."
"A most wonderful place to live ...."

Season after season, I am struck by the beauty of these mountains I call home.  And it seems that I am not the only one who realizes and appreciates all Franklin has to offer.  WOW!   Blue Ridge Outdoor Magazine has just named Franklin its TOP SMALL TOWN FOR 2015.  Click on the link for the full article. It's great! Over 100,000 votes were cast by readers of the magazine to choose the favorite adventure town from the 48 in the running as mounting biking meccas, whitewater oasis, climbing paradises and hiking spots.  In making his announcement, Town Mayor Bob Scott noted that "We are so fortunate not only for the outdoors we have but also for the camaraderie, interest and shared love for our town and county."  Read the full announcement in the PRESS RELEASE.  What a great honor for Franklin!  The past few years - 2015 especially - have seen growth in so many good ways, making our town an awesome place in which to live, vacation and work.

I can't believe the year is nearly over.  This one has REALLY flown by.  Already time for sweaters, scarves and planning the Thanksgiving menu!  On my menu this year (and every year!) is a huge THANK YOU to each of you for your continued support and friendship.

You've heard the saying, "DO WHAT YOU LOVE, LOVE WHAT YOU DO".  Folks like you make that easy!  Happy, Happy Thanksgiving!  Hug your friends and family, eat just a little too much, have a piece of EACH kind of pie and definitely take a nap because you're going to be busy the next few days! Christmas in Franklin starts the day after Thanksgiving!

It's Fall in the Mountains!

This is the time of year that makes us glad we live here - or have the opportunity to vacation here during these wonderful months.  It's the time when almost every conversation includes "Don't you just love the change of the seasons?"  Count me in!  I do!!  Yes, we hate to see the end of summer, but it's made a whole lot more palatable by the amazing colors, cooler temperatures and always the hint of the holidays ahead.  Franklin always has its share of "leaf-lookers" and many folks wonder about the best month (or week) to come for the best color show.  Here's an interesting article from the Blue Ridge Parkway on Fall Color - Tips for Leaf Season.  But really, ANY TIME you come, you will be surrounded by the beauty of the mountains, dressed in their fall finest!  And when the calendar turns to October, FRANKLIN IS ALL ABOUT PUMPKINS!!

Fall also brings a very active real estate market.  After all, the leaf lookers aren't just looking at leaves!  They're looking at homes for permanent or vacation residences.  And oh, have they been looking.  Year to date, 380 homes have been sold with an average price of $133,598.  That's an 18% increase over the 322 homes sold for the same period in 2014.  Here are a couple great homes in my current inventory;  the first a new listing with amazing water features, the second with a recent drop in price that makes it an unbelievable value.  Both sit on nice spacious lots.
