Testimonials

When we decided to sell our home, a friend told us to talk to Kathy Clifton. Wow! What a joy it was to work with Kathy. She is responsive, shows up when she says she will, knows the Franklin RE market and provides all the information needed to make a decision on pricing and doing things that will make your home more salable. Wonderful job of marketing (great pictures), keeping us informed after each showing and has a wonderful positive approach making you feel like your property is at the top of their sales list. She is without a doubt the best RE agent we have ever dealt with. Don't look any further!!! Thank you Kathy - we love you. Duane and Elaine Mansell
Kathy Clifton exceeded the boundaries normally expected from an agent. She not only communicated and answered every question promptly but also kept us updated on the calls and showings of the property. Never before have I dealt with anyone with a more vibrant personality and sincerity. She made us feel like family and that we had known each other for years. We are out of state property owners and still experienced that amount of closeness. She will always be our agent of choice in the future. Thank you for allowing me to honor her with this brief notation. Ron & Dottie Jones
We are so grateful to Kathy for her help with selling our property. She was dedicated to marketing our property and finding a buyer even though real estate was moving slow. She went above and beyond the call of duty to solidify the sell by working with our Home Owners Assn and getting answers that were not readily available. She was always very pleasant, encouraging and just a joy to work with. We would not hesitate to recommend Kathy! Brenda & Ken Strickland
When my husband and I decided to purchase our dream vacation home in Franklin, NC, we used Kathy Clifton as our realtor to find the perfect place. She didn’t let us down. A picturesque home overlooking the Smoky Mountains, we enjoyed our home for more than a decade. When the time came to sell, going back to Kathy was a no-brainer. Even though it was bittersweet to be selling our home, Kathy made the process pain-free. We are thousands of miles away, which would usually make selling a home more tedious. Kathy oversaw the sale of our home every step of the way. In fact, it sold in ONE DAY. We cannot thank Kathy enough for all her hard work. She is a consummate professional and an outstanding, kind person to boot. Thank you Kathy! Anne Droze
Kathy is an outstanding realtor and I appreciate all her help in bringing my property to closure. I absolutely love her and wouldn’t hesitate to use her as my realtor in the future! Betty Jo Harkness

Happy Holidays from Kathy Clifton

HOLIDAY, 2016

The air is getting cooler, the days shorter and the nights longer.
No longer do we have our morning coffee on our deck or porch without a sweater (and maybe some fuzzy slippers).

ALL SIGNS POINT TO THE HOLIDAYS QUICKLY APPROACHING!

First on the Calendar -  Thanksgiving!
First Question:

I am thankful for all of these; plus so much more.  There is always, always, always something to be thankful for.
At the top of my list is each of you - and your continued support and friendship.
Each day when I talk to you or email you, I am reminded of that blessing.

So on this Thanksgiving,
I wish you the delicious smell of turkey, the scrumptious taste of pie, the company and love of family and friends.
Yes - You can have a second piece of pumpkin pie.  It's okay!

I am also thankful for the wonderful mountain town that I live and work in.
This time of year provides a multitude of reasons.
As we have said many times,
THERE IS NOTHING LIKE A MOUNTAIN CHRISTMAS and this one is no exception.

The holidays are a special time in Franklin.
  Historic Downtown Franklin's
WINTER WONDERLAND is a wonderful family event.
Enjoy music, free wagon and pony rides, refreshments, great downtown merchant sales and more!
This year's dates are November 26 and December 3, 5-8 p.m.
Don't miss the the
Christmas Parade on November 27 at 3:00 p.m.

We are also blessed with the SMOKY MOUNTAIN CENTER FOR THE PERFORMING ARTS.
It really shines at this time of year with wonderful music and shows for the entire family.
Always popular: The Nutcracker:  December 16 at 7:30 p.m. and December 17 at 2:30 and 7:30 p.m.
Kids will love the Polar Express Pajama Party on December 1.  $5 tickets are sold at the door.  Performance at 7:00; Santa arrives at 6:30.
Click on the link above for all of the holiday offerings.

After the parties, shopping and cooking, it's always great to come home ....

TO A MOUNTAIN HOME, THAT IS!

These are two beauties.

I wish you a joyous holiday season and a new year filled with peace, good health and happiness.
We'll talk again in 2017!

Autumn Greetings from Kathy Clifton

SEPTEMBER, 2016

HELLO EVERYONE!

IT'S BEGINNING TO LOOK A LOT LIKE .......FALL!
I admit that I've waffled a bit in the past about my favorite mountain season.
I'm finally, almost, kind of, ready to admit that this is it!

With Fall officially less than a week old (Autumnal Equinox was 9/22/16),  we are settling in for a wonderful few months of  this amazing season.
The hills and mountains that rise above Franklin are a quilt of color.
Visitors and locals alike tour the country roads to drink in the dazzling views.
Thoughts turn to the holidays and, unbelievably, that another year is fast coming to an end.

****

Of course fall is about pumpkins ( and we'll get there eventually), but we're going to take a minute to celebrate and  give a little love to the humble apple.
They are at their best during these fall months and orchards are welcoming visitors.

Barber's is a favorite and although it's a little drive toward Waynesville, it's worth the ride.
And people DO drive from many miles around for their famous cider, apple fritters, donuts and other bakery goodies.
You can also pick your own.  Great way to spend a day.

What's your pleasure?  Apple pie or apple crisp?  Baked apples? Apple bread?
Here's one of my favorites.  Click to open the recipe.

  cake.pdf

And while we're talking about apples, here's a little question for you:  How many varieties of apples are grown in the U.S.?
Go ahead and make a guess.  The answer is at the bottom of the newsletter.

****

ALL RIGHT -  NOW TO THE PUMPKINS!

Uh-Oh.  Here comes another question! What is the largest pumpkin (by weight) ever grown in the U.S?
Answer also at the bottom!

And now the easiest question:  If it's October in Franklin, it's time for ?????

PUMPKINFEST!

This year's 20th Annual will take place on October 22nd.
Sign up early for the World Famous Pumpkin Roll.
Join in the Costume Parade and Pumpkin Pie Eating Contest.
Enjoy great food, mountain arts and crafts and entertainment.
Click on the Pumpkinfest link above for more info on this premiere family event.

Of  course you need a few more things to do.
"Discover Franklin" will keep you plugged in to everything that's going on in Franklin.
Get out and explore!

AND NOW, A WORD FROM OUR SPONSOR . . .

It's been a busy summer season and we look forward to it continuing into the fall.
After all, the leaf lookers are certainly here to look at more than leaves.
418 homes have sold in 2016 versus 375 for the same period last year - that's an increase of 11.5%
The average closed price remained about the same year to year at about $132,000.
There are currently 646  homes on the market in our area - 107 of those are under contract.

HERE'S A PEEK AT TWO GREAT HOMES - DIFFERENT IN MANY RESPECTS, BUT BOTH AMAZING VALUES . . .

Hope you enjoyed the "news and views" from Franklin and Otto.
I'll be back before the holidays with another edition.
Wherever you are, enjoy your fall season and stop by when you're in our neighborhood.
And of course, thanks for your friendship and business.

** KATHY **

2,500 apple varieties grown in the U.S. (7,500 throughout the world)

Holiday Greetings from Kathy Clifton

Hello Everyone!

"It's the most wonderful time of the year...."
and
"A most wonderful place to live ...."

Season after season, I am struck by the beauty of these mountains I call home.  And it seems that I am not the only one who realizes and appreciates all Franklin has to offer.  WOW!   Blue Ridge Outdoor Magazine has just named Franklin its TOP SMALL TOWN FOR 2015.  Click on the link for the full article. It's great! Over 100,000 votes were cast by readers of the magazine to choose the favorite adventure town from the 48 in the running as mounting biking meccas, whitewater oasis, climbing paradises and hiking spots.  In making his announcement, Town Mayor Bob Scott noted that "We are so fortunate not only for the outdoors we have but also for the camaraderie, interest and shared love for our town and county."  Read the full announcement in the PRESS RELEASE.  What a great honor for Franklin!  The past few years - 2015 especially - have seen growth in so many good ways, making our town an awesome place in which to live, vacation and work.

I can't believe the year is nearly over.  This one has REALLY flown by.  Already time for sweaters, scarves and planning the Thanksgiving menu!  On my menu this year (and every year!) is a huge THANK YOU to each of you for your continued support and friendship.

You've heard the saying, "DO WHAT YOU LOVE, LOVE WHAT YOU DO".  Folks like you make that easy!  Happy, Happy Thanksgiving!  Hug your friends and family, eat just a little too much, have a piece of EACH kind of pie and definitely take a nap because you're going to be busy the next few days! Christmas in Franklin starts the day after Thanksgiving!

businesses this Christmas!

MUSIC!!  ENTERTAINMENT!!

What would the holiday season be without music?  Franklin is SO lucky to have a major performing arts center.  The Smoky Mountain Center for the Performing Arts is in full swing during the holiday season with many Christmas performances for childrens and adults.  Visit their website for the full schedule and to buy tickets.  Here are a couple of my favorites:

HI EVERYONE!

VERY TYPICAL LANDSCAPE HERE IN FRANKLIN THIS TIME OF YEAR.  DON'T YOU LOVE IT?  YOU'D BETTER GET HERE BEFORE IT'S GONE.......

This is the time of year that makes us glad we live here - or have the opportunity to vacation here during these wonderful months.  It's the time when almost every conversation includes "Don't you just love the change of the seasons?"  Count me in!  I do!!  Yes, we hate to see the end of summer, but it's made a whole lot more palatable by the amazing colors, cooler temperatures and always the hint of the holidays ahead.  Franklin always has its share of "leaf-lookers" and many folks wonder about the best month (or week) to come for the best color show.  Here's an interesting article from the Blue Ridge Parkway on Fall Color - Tips for Leaf Season.  But really, ANY TIME you come, you will be surrounded by the beauty of the mountains, dressed in their fall finest!  And when the calendar turns to October, FRANKLIN IS ALL ABOUT PUMPKINS!!
